The house is the part nobody wants to do
Estate work is mostly paper, and then there is the house. It may be forty years of possessions in a three bed semi, with a loft nobody has entered since the children left and a garage full of a lifetime's tools. The executor may live in another part of the country, or may simply not be able to face it. Meanwhile there is an insurance question, a council tax question and, often, a buyer or a beneficiary waiting.
Advisers see the risk on both sides. Leave the house full and the estate carries the cost and worry for longer. Send in the wrong contractor and there is the chance of something important vanishing in a skip. Send the address, who holds the keys, the target date and the name of the person who authorises the work.

Clearance and handover
We clear the agreed items, check with the named contact about anything doubtful and confirm when the house is empty.
What goes on the estate file
After each job we issue a waste transfer note that records what was collected, from which address and on what date. It is a record for the estate that the waste went to a registered carrier, and it sits comfortably alongside the receipts for other administration costs. We do not itemise or value the contents, and we do not produce inventories, so those remain with the family, the valuer or your firm. If the note needs to be in the name of the executor or a particular reference, tell us when you book.
Questions
Do you value or buy contents?
No. We are a waste removal service. If the estate may hold items of value, have a valuer or an auctioneer take a look before the clearance.
Can you attend at short notice if a sale is waiting?
Give us the date you are working to and we will say what is possible. We do not promise response times, but we will be straight about what we can and cannot do.
What happens if something private turns up during the clearance?
We stop and ask. Where you want us to, we set aside papers, photographs and small personal items for the family rather than putting them in the van.
What about beds, kitchen appliances and televisions?
Have them in the photos. The written quote sets out what we can take, so nobody has to guess on the day.
