Photos before anything else
The vendor sends pictures of the rooms, the loft, the garage and the garden, with anything unusual pointed out.
Quote and date
We send a written quote for the job as described and offer dates that work backwards from the photographer or the completion.
We clear and tidy
We remove only what the vendor has agreed and leave the space swept, ready for photos or handover.
A record for the vendor and the file
We issue a waste transfer note for each job, naming the person who booked us and describing the waste collected. Vendors can keep it with their sale paperwork, and you can hold a copy on the file if that suits how you work. It is a record of where the rubbish went, and it does not replace anything your conveyancer asks for. If you would rather the vendor deals with us directly and you stay out of the paperwork, that is fine too.
Questions
Can you clear a house after the sellers have left?
Yes. Send photos, tell us who holds the keys and when the buyer expects access. We work from written instructions and a key safe if nobody can be there.
Will you value or buy anything we find?
No. We take waste away. If a vendor thinks furniture or collectables have value, an auctioneer should look first.
Can the vendor book directly and you just pass the lead on?
Yes. Many agents simply give the seller our details. The vendor deals with us, pays for their own job and gets their own paperwork.
What if the house still has appliances and beds in it?
Show them in the photos. The quote says what we can take, so the vendor knows before the day.
